What the room needed
This Tustin home was in the middle of a renovation, and the living room fireplace wall, columns, and a bedroom accent wall needed a finish quieter than paint and more expressive than a flat surface. Walls were being opened and finishes replaced, and the interior was moving toward a warmer, more considered direction. The goal was not to make the walls compete with the architecture - it was to give them presence through softness, warm without becoming heavy, subtle without disappearing.
The finish, and why it fit
Lime wash was chosen for the movement it brings: instead of one uniform color, it develops gentle tonal variation across the wall, so the surface shifts softly as the light moves through the room. A light warm coffee tone was selected to sit naturally beside the existing wood elements and the home's evolving neutral palette. The client chose Meoded lime wash for that balance - warm, decorative, and calm rather than loud. Before work began, we prepared a physical sample so the color could be judged against the actual interior and room light, and the final decision was made only after it was reviewed in context.
What we solved
Work began on July 30, 2026, starting with the surface: because the renovation left darker areas and variation, three coats of primer were applied to create a clean, controlled base before any decorative finish. Only then did the character of the finish begin to appear. The first hand-applied coat of Meoded lime wash established the initial tonal movement, breaking the uniformity of the prepared wall. The next day, a second coat refined that movement and settled the light coffee tone - visible enough to give the surfaces life without making them busy. Around the fireplace it created a softer architectural backdrop; across the columns it connected separate surfaces through one material language; in the bedroom the same finish took a quieter role on the accent wall. After full drying, the project moved into detailing: masking removed, transitions and edges reviewed, small corrections made, then a Meoded sealer applied, followed by final cleanup and handoff.
The result
The completed project covered approximately 199 sq ft across the living room and bedroom, turning prepared renovation walls into softly layered surfaces that now work with the architecture, the wood details, and the home's warm neutral direction. The transformation is intentionally subtle - no strong pattern, no need for the finish to announce itself; its character comes from variation, hand application, and the way the warm tone changes gently across the wall. The result reads as integrated into the home rather than added on top of it. The client approved the completed work and was pleased with the final result. For SBK Group, that quiet integration was the point - using a decorative finish not as an effect, but as part of the architecture of the room.
