What Drives the Cost of a Decorative Finish
A decorative finish is a hand-applied system, not a coat of paint, so its price follows the work the wall actually needs rather than a single catalog rate. Seven things move the number most:
- Surface condition and preparation. A sound, flat wall needs less work than one that must be patched, leveled or repaired first. Prep is invisible in the finished surface but decisive for how it looks and lasts, and it is the single biggest swing in a quote.
- Substrate. What sits under the finish - drywall, existing tile, concrete - changes the priming and bonding steps, and whether the finish can go over what is already there.
- Number of coats. Depth, color and durability are built up in coats. More coats mean more hand-work and more material, which raises the per-square-foot figure.
- Wall size and geometry. Large continuous walls spread the setup over more square footage; walls broken up by edges, returns, niches and details carry more labor per foot.
- Ceiling height and access. Tall walls, stair halls and tight or awkward access add time and staging that a standard-height room does not.
- Wet vs dry. A wet area - a shower, a wet floor - is built as a waterproof system before the finish goes on. That system is real additional work, so wet areas cost more than dry walls.
- Finish complexity. A quiet, uniform surface is quicker than one with pronounced movement, sculpted texture or a high polish, each of which is more hand-work.
